I hire a professional interior designer who provides a consultation on the property and the staging direction appropriate for your home. The interior designer develops a game plan to ensure that your home is showing it’s absolute best. This may include painting, cleaning, minor touchups/repairs, etc.
After this process is complete, staging furniture and/or decor is delivered to your home and set up. You don’t have to lift a finger.
Staging is provided for 1 month at Realtor's expense. If you would like to retain the staging furniture/decor beyond 1 month, we can discuss payment options.

Social media is one of the most important ways to get your home listing out to the public. It is a useful tool because it allows potential buyers to be informed of new properties on the market in a platform that they’re already using. People have to go out of their way to visit MLS, but through social media sites like Facebook and Instagram, a home can pop up in someone's social media feed. Even if they aren’t interested, they can share the post to someone they know who is actively looking for a new home.
I will take your home's photos and videos and create a customized series of posts, and will stagger the posts as part of the marketing plan. I will make multiple posts with different highlights and features (the kitchen, living room, backyard, etc.) in order to deliver unique content and to avoid social media fatigue. I actively follow up on any questions or comments made on social media platforms and aim to convert these interactions into showings.
My budget for photography/videography/advertising is more than 2x the average of other Realtors. Social media is a great tool to increase my sphere of influence and draw people from varying levels of interest that might not initially be willing to visit the home or book a showing. Very few agents post video on their listings onto the MLS platform due to branding restrictions, however I provide “unbranded” video to MLS which help make your listing stand out.
