I employ a strategy based around staging and design that ensures your house is being viewed in the most positive light possible. Here's how:

Staging & Interior Design

Step 1

I hire a professional interior designer who provides a consultation on the property and the staging direction appropriate for your home. The interior designer develops a game plan to ensure that your home is showing it’s absolute best. This may include painting, cleaning, minor touchups/repairs, etc.

Step 2

After this process is complete, staging furniture and/or decor is delivered to your home and set up. You don’t have to lift a finger.

Step 3

Staging is provided for 1 month at Realtor's expense. If you would like to retain the staging furniture/decor beyond 1 month, we can discuss payment options.

Photography

Why?

High quality photography is one of the ways in which your home will stand out on both the MLS and social media platforms.

Skilled Photography

My in-house photographer is highly skilled and has an eye for capturing the unique and beautiful aspects of your home. It’s my belief that this creates a strong first impression of your property before someone even sets foot inside.

Digital Representation

In a digital world, people are more interested now that ever to get a preview before coming to visit a home, and if the photography is done right it will entice people to book a showing.​

Videography

Why?

Videography is where we really create a sense of how the home ties in from room to room. It allows potential buyers to visualize the flow of the home and how they might use the space in advance of a showing.

High-Quality Video

Videography is where the “emotion” of the home comes alive. My in-house videographer does an amazing job of capturing the home from start to finish, front to back, and helps tell a story of what "could be".

Social media & MLS

This high-quality video is easily shared on social media where people like to see the inside of the home. If the video is eye-catching, it tends to get shared to potential buyers from family and friends. It will also stand out on the MLS platform, as not many Realtors go through the effort of producing a video.

These pictures were taken on staging day. This is typical of what is expected walking into a home that is unstaged. Some clutter, awkward furniture placement and mis-matched color schemes that don't show the home as well as it could.

Social media is one of the most important ways to get your home listing out to the public. It is a useful tool because it allows potential buyers to be informed of new properties on the market in a platform that they’re already using. People have to go out of their way to visit MLS, but through social media sites like Facebook and Instagram, a home can pop up in someone's social media feed. Even if they aren’t interested, they can share the post to someone they know who is actively looking for a new home.

I will take your home's photos and videos and create a customized series of posts, and will stagger the posts as part of the marketing plan. I will make multiple posts with different highlights and features (the kitchen, living room, backyard, etc.) in order to deliver unique content and to avoid social media fatigue. I actively follow up on any questions or comments made on social media platforms and aim to convert these interactions into showings.
